Beautiful Villa standing high on the hill amongst 15 hectares of vineyards and olive groves. The property is surrounded by neighbouring vineyard estates and commands superb views of the rolling hills and the sea in the distance. Val delle Vigne produces the famous d.o.c. red wine Morellino di Scansano and this is available to guests for tasting and for purchase at the estate winery. The village of Rispescia is only 5kms with shops and restaurant and the larger town of Grosseto 10km. Lovely beaches are only 10kms away as is the beautiful Natural Park dell\'Uccellina.

The Villa is extremely spacious and set on three levels. On the ground floor there is a fully equipped kitchen with dishwasher, oven, inside barbecue oven, microwave, coffee makers and washing machine. There is a large living room, dining room (to seat 18 people) and bathroom. On the first floor there are 6 double bedrooms (two with balconies and three with small living room containing a double sofabed) and six ensuite bathrooms. The Underground level has two additional large living areas and a dining area, billiard table, kitchen and two bathrooms. There is a music centre , TV and numerous games supplied. On this level there is also a gymnasium and sauna incorporating weights, machines, shower and doors to garden.

Outside the villa stands in large attractive gardens with two swimming pools; one for adults with Jacuzzi and one for children. There are three separate terraces, the breakfast terrace particularly appealing with its stunning views.
