Early C20th Manor House near Montepulciano in Tuscany

La Poggiata is a charming country house that once served as a primary school from 1913 - 1970 for the local village children. It has been restored and transformed into a delightful country residence amidst the Tuscan hills on the border with Umbria, Tuscany and Lazio. It is situated on a hill from where you can enjoy a panoramic view of the typical Tuscan landscape. Surrounding the house are three acres of gardens which adjoin neighbouring fields and vineyards. Local amenities and restaurants are only 4kms distance in the town of Cetona. At only 12kms is the charming village of San Casciano dei Bagni; well worth a visit!
An extremely light, spacious house, it comprises on the ground floor; a large entrance hall, living room with fireplace, dining room with brick vaulted ceiling and kitchen leading to outside verandah with tables and chairs. Kitchen is fully equipped with oven, dishwasher, washing machine and freezer. There is a double bedroom and twin bedroom with mezzanine and extra bed. Both these bedrooms share a bathroom with bath. On the first floor there is another large living room with fireplace , a double and twin bedroom both sharing a bathroom with shower. From the first floor there is another mezzanine level up, where there is a double bedroom with ensuite bathroom and shower. There are lovely views from all the rooms.
Outside, the swimming pool is located about 50m from the house and is equipped with outdoor shower and pergola.
